Guest access You’ll have full use of the apartment — including both bedrooms, the open-plan lounge and kitchen, and your private parking space. Both bedrooms feature zip-link beds that can be set up as kings or singles to suit your needs. Access to the apartment is via two flights of internal stairs. Inside the apartment, the second bedroom is reached by a further set of stairs. Booking Terms & House Rules: For longer stays (over 28 nights), guests will be asked to sign a short holiday-let / licence agreement before check-in. To ensure a comfortable, safe, and enjoyable stay for everyone, please carefully review and adhere to the following booking terms and house rules: ________________________________________ Check-in / Check-out • Check-in from 4:00 PM onwards • Check-out by 10:00 AM • Early check-in or late check-out may be available on request but is not guaranteed Payment • Your payment card may be debited or preauthorised once the cancellation deadline has passed. Damage Security Deposit • This preauthorised card payment will be requested seperately 1 day prior to your stay ________________________________________ House Rules • No Parties or Loud Gatherings: • Our apartment is a peaceful sanctuary in a quiet residential area. Parties, loud music, or disruptive behaviour are not allowed. Any disturbance may incur a 250 GBP penalty fee. • Please note that loss of keys costs 50 GBP • We warmly welcome children and infants. Please supervise them at all times to ensure safety and respect for other guests. • To accommodate guests with allergies and maintain cleanliness, pets are not permitted. • Smoking and vaping are strictly prohibited inside the property and may incur a 500 GBP penalty fee. ________________________________________ Guest Responsibility • Guests are responsible for their own safety and belongings during their stay. Please take reasonable care to prevent accidents or damage to the property and its contents. • The property is provided for residential use only. Guests must not engage in any illegal activities or cause damage or nuisance to neighbours. • Guests are expected to report any damage, breakages, or maintenance issues immediately. Any damage caused by guests (including accidental damage) may be charged to the guest after check-out. • Spotlight Estates Ltd, its owners, and management accept no liability for any injury, loss, or damage to persons or property during the stay, except where caused by our negligence. • Guests are responsible for the security of their personal belongings. The property owner is not liable for any loss, theft, or damage to guests’ possessions. •Guests are advised to obtain appropriate travel or personal insurance to cover their stay, including personal injury, loss, or theft. •The owner is not liable for any failure to provide services due to circumstances beyond their control, including but not limited to natural disasters, strikes, or government restrictions. • By booking and staying at this property, guests agree to comply with this liability policy and all house rules. • This agreement is an excluded licence under Section 3A of the Protection from Eviction Act 1977. It is for temporary holiday use only and does not create a tenancy. The property must be vacated by the agreed check-out date and time unless a later departure has been agreed in writing. In certain circumstances (such as serious breach of these terms), the host may terminate the licence immediately and recover possession without a court order. ________________________________________ Additional Notes • The property is professionally cleaned after each guest’s stay. • High-quality linens, towels, and bath mats are provided and professionally laundered for your comfort. • For security and insurance reasons, all guests must provide the full names of everyone staying and valid ID for the lead guest before check-in. • Please respect neighbours by keeping noise to a minimum, especially after 11 PM. • Only registered guests are permitted to stay overnight.
